How we build a Northside porch

Tyler and Alexander run every project personally. There is no foreman or project manager between you and the porch going up on your house. Most builders promise quality and then send a crew you have never met. They disappear after the contract is signed. What follows is how a Northside covered porch goes from a sketch on your kitchen table to a space you can use year-round.

Phase 1

Consultation

We come to your property and walk it with you. We listen to how you want to use the space year-round and ask the questions other builders skip. No sales pitch.

Phase 2

Design & Plan

Before we break ground, you have seen exactly what we are about to build. We give you drawings, ceiling and screen options, and 3D renderings on your phone. Nothing moves forward until you sign off on the plan.

Phase 3

Permits & Approvals

Covered structures usually need both city permits and HOA sign-off. We pull the permits ourselves. We sit through the inspections. We coordinate with your HOA on design and material approvals. Most homeowners never make a single call.

Phase 4

The Build

Tyler or Alexander runs the build personally, on site for the work that matters and available whenever you need them. The structure goes up in pressure-treated framing. The ceilings go on in tongue-and-groove. Fans and lighting integrate as the structure comes together.

Phase 5

Final Walkthrough

We walk every screen and every connection with you. The project is not done until you are completely satisfied. After we close out the permit, the porch is yours, and we are still a phone call away.

Common questions about building a porch

Who actually builds my porch?

Tyler and Alexander. They started the company together and they still run it together. They run every project personally. You will know the people building your porch because you will be talking to them.

What is the difference between a covered patio and a screened porch?

A covered patio is roofed but open on the sides. You get shade and rain protection without losing the open feel. A screened porch closes those sides in with screening, so you can use the space without bugs in the warmer months. Many of our builds combine both, with open-air space on one level and a screened section on another. We walk through which one fits your use during the consultation.

What materials do you work with?

For the structure, we use pressure-treated framing. The ceilings go on in tongue-and-groove, and your fans and lighting integrate during the build. Screening systems come in a range of styles, and we walk through the options during the design phase. You will know exactly what is going on your house before we order anything.

Do you handle permits and HOA approvals?

Yes. Covered structures usually need both city permits and HOA approval on the design itself. We pull the permits ourselves. We sit through the city's inspections. We coordinate with your HOA on design, materials, and any setback issues. Most homeowners never have to make a single call. By the time framing starts, everything is signed off.

How long does it take to build?

Most projects take somewhere between three weeks and three months, depending on the size and what we are adding. A straightforward covered patio moves faster than a fully screened porch with a fireplace and built-in features. We do not commit to a timeline until the design is final. Once you sign, you have a specific window.

How much does a covered porch cost?

It depends on what you want. An open-air covered patio is one number. A fully screened porch with a tongue-and-groove ceiling, integrated lighting, and stone columns is a different number entirely. We do not throw out ballpark figures over the phone, because we do not know your project yet. After the consultation, once we have measured the space and you have picked your materials, we give you a real number tied to your actual scope of work. You will not be surprised by hidden costs later.

Are you licensed and insured?

Yes. Northside Construction Co. LLC is licensed and fully insured. You can ask for proof of both before you sign anything, and we will send it over.
